Pros- monthly cash flow can be positive, entry prices much easier, and for me I prefer the 'out of sight, out of mind' idea (I know a lot don't though).

The principle is such that if you were to completely bulldoze the building, you would not be able to build the same building in its place as the county unlikely to approve a SFR in commercial zoned lot.

Yea it looks like it is very good condition so FHA will work. 3.5% down you would be looking at roughly $2100/m principle and interest if you pay $349,000 for it.

Not totally sure how commercial vs personal loans differ in the overall scheme of things but I would think that the commercial lender wouldn't mind a principle reduction of the over all debt service and allow you to spin off the units when the opportunity presents itself.
