It's honestly to protect you from getting in a situation with the tenant that you are trying to prevent by hiring a PM company in the first place.  

I'd continue self managing if it isn't preventing you from achieving other goals. 

I think that alone would prevent me from accepting a va loan offer unless, and maybe even if, it was significantly higher than the other offers.

I hope the state legislature does little to prevent a exodus. 

I was told by some investors to have a separate llc for each individual property as to create a great safety blanket, although for tax purposes this seems like a lot of unnecessary work. is there any benefit to this?

"An ounce of prevention is worth a pound of cure": careful tenant screening, inspecting properties regularly, and perhaps most importantly: serving the notice to pay or quit promptly every time rent is late are key steps to take to avoid situations where one might need to evict. 

The inspector can and will demand you make (sometimes unnecessary) repairs before they will turn on the utilities.

I'm also excited to learn what other people are doing in order to prevent issues, place a great tenant, and make sure they will pay consistently while taking care of the home.

Sometimes there is a reason that lots are still vacant in higher-end neighborhoods, and that is because they are sized or zoned in a manner that prevents the "By Right" construction of a building that will provide an adequate ROI.

My thought was to finance the solar and charge tenants for monthly bill - this may prevent me from being stuck with extras on utilities  and increase rent  by including electric utility on lease.Has anyone looked into solar -?
