Many times, bids are won and it comes back on because bidders play games and bid too high to win and then don't want it.

and you're at $660k for the same cabin that is selling for $750k-$800k pre-built so you have $90k-$140k in equity already built in.Then again maybe that equity isn't worth the lower cash flow that a higher mortgage payment would bring relative to buying a pre-built cabin (especially if the new cabins aren't pulling in higher rents than existing ones). 

A busy office you will get the energy and vibe from other agents that you might or might not get in a virtual EXP type environment.I am an independent broker and have to fight to stay relevant in a hyper competitive market, I have EXP agents call me all the time, I wish I knew if it really is game changing or not.

They have more skin in the game then you do.Make sure you get clear title.

Hello BP Members, Lately I have been thinking that the whole residential real estate game is too time consuming and is super tiring. 

If it is hobby money or money you are willing to lose, then that is a different ball game than real estate investing.

So yeah I have had no luck except playing the banks waiting game.

Here are my few feel free to add more.Flexible (this game is unpredictable so you have to be willing to adjust accordingly).Patience (Especially in the beginning it takes time to get systems in place and people in place). 

Again I have no skin in the game yet myself, been educating and analyzing like crazy to this point.
