So, again, the idea that mortgage investing is going away or somehow someone missed the 'boat', seems a bit counterintuitive to the hundreds of years the concept has been around.Having a local niche will be the best thing you can do as a 'street level' investor.

Thanks @Brianna Schmidt for the mention.Garth,1) renegotiate the deal - get it for $3K instead and mention the liens as leverage (mention $2K as starting point and then go no more than $3K)2) once you have it under contract, get Power of Attorney from seller so you can negotiate with the lien holders in his behalf3) negotiate with the lien holders (the 8 liens totaling $3K).

It could be something simple like an outlet not working or worse like nothing works and there is a gas leak.I just bought a triplex where the power was shut off because the meters were removed.
