So while appreciation slows to a normal number (4-ish%), prices wouldn't drop.As we get rid of buyer's agents (there are a lot of big players trying to force that), the prices will correct for the cost savings for sellers but that's only really a few percent.The glut of inventory that people think is coming isn't really supported by the numbers.

I am in a high priced, hot market on the East Coast with huge players who buy homes for cash and all of that, dropping hundreds of thousands per MONTH in marketing.Property radar is a tool that I was listening to on the coach Carson real estate podcast, that supposedly helps the small-time investor niche down to find property owners.

The value assigned to retail properties leaves very little room for profit as a rental much like if you were to buy anything at retail and try to re-sell the margins would be tight (this is a very broad analogy)  With supply being low and demand being high you will be hard pressed to find a good rental on market as the competition with those who are looking to owner occupy is fierce, they can simply pay more than you can to meet their goals.That leaves you with the wholesale market, find out who the local players are and network with them.
