My client is purchasing the property with cash.

We are going to have a property manager and projected cash flow is good.   

Purchase price: $600,000 Cash invested: $150,000 Sale price: $1,100,000 Fix & Flip

Among my criteria for investments is to target small multifamily properties with upside In rents to enable cash flow - nothing new.  

In most common methods of wholesaling you are NOT a principal, you are an intermediary.I like them all, but 7 is one that needs reminding because all of the fakers out there go bursting in with their "I will buy your house for cash" without a cent to their name.

So imo this is a market to buy for equity and not cash flow.

Like learning to play the guitar, get one in your hands and get some good lessons, see if its for you.

It is just easier to cash out of the deal and get everyone's name off the mortgages.As far as contracts, use the TREC contract.

Part of me wants to cash out and purchase in another state which has more appreciation potential as I believe my local market has peaked.
