Something about buying my first home this past January and learning so much from BP has aloud me to see the light in real estate.

It's also been appreciating rather nicely over the past 2-3 years, but obviously, that is just the icing on the cake.

I find my self getting stressed out using them, mainly because I feel like they are more complicated and much less user friendly than others I have used in the past; Turbo Tax, HR Block etc.

I don't use any checklist, I just know what things cost from replacing things in the past.

You could always run the deal past a lender and see what terms they have and or check in each year with a lender to monitor rates and options while you have 5 years with the seller financing.
