If you can get at least $3150, I would keep them, if you cannot make that then it will be a pain years to come, so will take my loses and move onto another one.

Although evidence points to the contrary, lenders are not sitting around rubbing their hands together greedily, savoring the pain and suffering they've caused borrowers.

These tenants have been a royal pain in my rear end lately, and honestly I would be more than happy to have them leave. 

So many people advertising other people’s deals as their own in this market.There are good ones out there, but enough bad ones, that can make your money disappear quickly.

They should be able to handle it.I hear your pain about the batteries in the Thermostat, But how would a PM know what the problem was to tell to the tenant what to do?

I'm assuming your dealing with a smaller loan amount that makes this more painful than it would on say something $250K +.   

EG Tenant did not pay for six months then disappeared leaving a $5k make ready.I have not found anything that would cover this.

Most agents aren't very skilled at this and they really don't care because they'll collect their commission and disappear.
