I suggest putting them into a spread sheet and asking the EXACT same questions to all the PM's you interview and compare your answers to make a decision.

Yeah the plan was to collect rent until tenant decides to leave, then spend 15-20 on renovations (im over estimating its only 680 sq) then sell for nearly double what I paid originally 

Called to my loan originator Delshawn and he would not return my call. 3 days later he contacted me and asked what the problem was and he told me that I asked for the decreased amount??!!

In regards to learning more about real estate and maybe how to answer those questions I'd recommend listening to BiggerPockets (Rookie and Real Estate Podcast), there are also some market specific real estate podcast you can check out depending on the area you want to invest in.

People are going to give you a lot of specifics on population growth, numbers, etc, but in my opinion the real answer with investing out of state is where can I invest in a place that helps me achieve my financial goals without increasingly my headaches dramatically.
