I believe you are confused.....the strategy you are talking about is some version of Velocity Banking (which is some made up name for it by the Renatus group) and it involves getting a heloc on a property you already own, in addition to your first mtg..  

If you have one rental should you put it under the name of a business?

If it's not required in your state, never put any utilities in your name. 

There's some good names out there to read up on like John Hussman, Roubini, etc who have a lot more depth to give on such catalysts, but even they're wrong most of the time (but still worth a read!)

Upon receiving the title commitment, the property is in my seller's name, but there was a break in the chain of title from about 80 years ago.

I assume at the time of closing the escrow funds would be disbursed to the seller and the mortgage would be recorded in the lenders name.
