If the down payment is lean on this deal, since it's a tri, you might work it for a few months assigning rents to establish the down payment and move into making more later on.

People want to do business with companies that have longevity and experience.New people can land business but once you are established and have marketing go month after month things get easier and business snowballs.You will never get all the business but you do not want it nor do you want to do business with certain types of people.
