Of course it is just one of many factors but it made me curious...How are other note investors using Social Media as part of their due diligence when buying notes?

An example of this is say i see a house that was 150k retial but i checked the sales history and it sold for 50k last month or within 30 days, i bet that might have been a investor deal but in Lynnwood the media price for a house retail here is like 350k, so right now im trying to identify a deals that investors are buying that way i'll know what they're paying for a good deal and how i should come at them.  

A good Realtor provides a comprehensive analysis, advice on making the home market ready, guidance through the offer and negotiation process, a ton of referrals for various industry professionals in the event they are needed, a marketing network that is far beyond "it's on the MLS" (i.e syndication and social media), and the backing of a brokerage that ensures every part of the transaction is handled not only within the law, but in a way that protects you.

Fill in the areas that day to day is hard to maintain as the business grows:   Accounting, customer service, social media.....really any task that could be successfully managed with a VA....open to suggestions since I think I am limiting my options out of fear that the task will be performed to the level I expect.Again, any advice is extremely appreciated, also looking for recommendations for the best sources to find quality VA's.

What he told me is that when he has inspected apartment units previously, he has checked all of the electrical, including all the outlets, pulls the breaker box, checks every aspect of plumbing, heating, air conditioning, attics, roof, foundation, ventilation, shelves, cabinets, appliances, etc.; basically, everything for your typical home inspection. 

The more I dig the more I find inconsistencies...His profile checks out on other social media but LinkedIn has him with only 20 connections.

I'm a social media cave man but why do members send colleague requests without introducing themselves or explaining why they are sending the request? 

I can't speak to appreciation much with great certaintiy, but as long as they continue to build shopping centers around Clarksburg (example is the new outlets), there could be potential for even greater appreciation over time.
