Curious to know if a hard money loan is possible in my situation, while I apply and receive financing through a 203k renovation loan to fix the violations, I understand it will be more fees, and higher rate, etc but I could use the closing cost assistance to finance the majority of it, unless there is a lender out there that doesn't care about having old violations on the home.I have good credit and very early six-figure income.

I'm generally going to let the occupants stay since they ate already there as long as they continue to take care of the property and keep paying the rent.If the rent is low dont start off with a major price increase unless you do want to loose these tenants, spend money on getting the house ready for new tenants and loose a couple months rent while all this is going on.

Over the years I spoke with hundreds of investors, I'm aware of small claims/disputes (been involved in few cases myself) between landlord and a tenant, but I don't know of a single case when someone was involved in any major costly dispute.

It's more of an issue if they keep missing payments and eventually have to be evicted...but that can happen any time, regardless of a crash.The only major dangers I see are: a substantial decrease in rents and now your expenses are no longer covered (generally not a huge risk) or if you have an adjustable-rate mortgage (hopefully not).

Point is, if I don’t sell in the next year or so, I have major capex coming (10K roof, 10K furnace, 10K plumbing pipes, 5-10K exterior paint).
