You can't control who randomly looks at your credit to offer you their services which is why it is a soft pull and does not affect the score.Go look at your credit.

Also be careful with your fee, that is the one variable that you control completely, and it's better to do six deals at $1k each that zero deals at $6k!

This strategy I'm sure has been discussed in  some form or another.I just lost another bid (probably my 13th in over a year, none of the properties I placed a bid was in market for more than 2 weeks) to an all cash buyer despite full offer on my part.

Those that charge $400 for the SD rent their units faster and tend to end up chasing tenants for damages/lost rent through the court system.Be aware that there laws related to security deposits and in some states here there are limits on the amount of security deposit a landlord can collect.

A preforeclosure, is still owned / controlled by the original owner, but its just getting ready to be foreclosed on by the lienholder because the owner is behind on his/her mortgage payments.
