The main take away here being don't push your estimates to the top of the limit in order to make the investment work, at that point you're setting yourself up for failure.

A few of the most common ways to limit tax exposure are depreciation (mortgage interest, property tax, physical property over a span of 27.5 years, major CapEx that can be depreciated at an accelerated rate, etc.), 1031 exchange and using a self-directed IRA (or solo 401k) to invest in properties.

Put it under an LLC or my name: I dont have a house, still makin payment on my car, so base on my research, I dont need an LLC because I will have to pay LLC application fee and annual fee, more money to file the tax.

If you choose to leave a small balance i would suggest no more than 30% of your total limit.

Just be mindful of the FDIC limits. 

Sometimes damages are limited to the earnest money on deposit. 

Here is some preliminary information I received (I don't think anyone would mind me sharing this):  "Our current RF meter prices (only offered to our submetering service partners) are $65 for interior application and $95 for exterior applications.

Holding off filling out the application until I get everyone's input. 

Gwinnett has always been a great Buy-and-Hold county, not so much for flipping due to limited appreciation.
