Until you get a BUNCH of legit leads, you can track your leads on a whiteboard or Google doc.Sure CRM is great, it's a matter of focus.  

It sounds like the person is already a tenant and if that's the case, you can ask for credentialing, such as a Doctor’s note to validate and verify if it’s a legit medical need, if you cannot confirm the need then you can deny the accommodation. 

But he wants me to wire $800 to his accounts officer before he funds me.It looks like ‘red flags’ written all over it, but wanted to check if someone has worked with him before and can tell me if he is legit?

I could see if if it was the end of the month and a lot of people were moving and the company had legit customers. 

No legit seller has a problem with it taking 2-3weeks for this.

My main concern was if companies are legit as it seems too good to be true.

To find legit/reputable hard money lenders, you might try attending local REIA meetings and talking to other investors/flippers in your local area to see who they’re actually using and can refer you to. 

This smells like a scam to me and I would treat it as such until I'm 1000% prove that its not.Yeah....pretty sure this is a scam.....doesn't add up....trust your instinct and protect yourself.....if you are wrong and its weird but legit, then so what.......
