He is not married has no kids.

I put a nice laminate in the first house I rehabbed to rent, and it's not looking so good after spilled drinks, kids, mopping, and a few pet accidents.

She then wrote back a paragraph of "issues" that we were never made aware of, such as mold, flooding, sewage backup (basically a bunch of BS) and said it wasn't safe for her to live there or her kids, blah blah blah.

That just doesn't sit well on heart right now with 2 young kids etc.  

Additionally once you find an agent or wholesaler to work with walk a few properties with them so you have stuff to compare to.
