Good luck   I have always thought if pro athletes banded together along with their drive and competitive instincts the collaboration and concentration of wealth and incomes could be a pretty formidable group/association whatever.

Hello all,I would like to get some thoughts on whether it is worthwhile to meet with an attorney to set up an LLC and the actually contracts/assignment contracts to make deals work.I tend to be a DIY’er but an skeptical of leaning on just LegalZoom and internet contracts.Thanks!

I think there's nothing like "ground truth" and there's only so much you can find on the internet.- Lastly, and perhaps most importantly, before making an offer, I ask to see the rental history (where vacancies appear as missing income).  

I, of course, would prefer to have the rent coming in because we still have to pay our mortgage (we have not requested forbearance), our maintenance/cap ex, utilities (including internet), and taxes. 

ROI for internet leads is hard to determine because most people want metrics within a month or two on how well the leads are working.

I have since decided to pivot and concentrate on rentals (both long and short term) with concentrating on short term rentals in the beginning.

I turned over my buy and hold multi family investment to a PM so I can concentrate on legal work and the acquisition part of real estate.  

It helps to focus on what are called "Fleet Concentration Areas" because it's going to be really difficult for the Navy to station their ships and submarines somewhere different without PLENTY of advance notice.
