I personally want to understand the process and right now don’t mind interacting with the tenants, especially when choosing new tenants. 

Keep in mind that risk is defined by three elements, and the most misunderstood of the three is "what is the risk". 

You have a lot of the elements you need: a good handyman, and experienced property manager, now just get a dependable cleaner.

My understanding is that you need to do a segregation study as certain parts of the purchase (such as land and structural elements) cannot be depreciated, but everything else is pretty much fair game.
