A lot of people in this market swear that it's still going to get higher, while a few financial "experts" seem to think that "winter is coming" (a correction).Besides the regular investment strategies (which I'm starting to implement soon), I really have the bug to put that FHA to work and get started (this would be my 2nd property, first is already a rental in Austin), I just think I'm missing something and I'd like your opinions. 

This strategy is how I found the 25 unit mobile home park mentioned above. 

The property is going to need some aesthetic repairs in order to increase value.After reading the Bigger Pockets "The Book on Investing in Real Estate With No and Low Money Down" this seemed like a good strategy to get me going.

It seems like your investment strategy relies, at least in part, on your ignorance of just how bad those Ohio tenants are going to be..

I was reading Amanda Han's Book on Tax Strategies, and was surprised to read (on p. 104)  that "Fix-and-flip properties are not generally eligible for long-term capital gains tax rates, regardless of how long you own the property before selling it."

Looking better for your BRRRR strategy, providing those numbers ARE realistic!

I just can't pass up the chance to build something brand new for the cost of what some of the renovations to pre existing inventory I have acquired needed.I am confident that once I am able to scale, this will be a very lucrative strategy when applied with discipline and forethought.As always, I welcome your input, BP!

Your plan of investing in 2-4 unit buildings in SD is a great strategy and I applaud you for your "numbers first" perspective (very few of the newer investors I come across figure out this mentality as quickly as you have appeared to).In regard to your question about the best way for someone without a RE license to access the MLS in SD; I think Sandicor's 'Client Connect' site will be your best option.

You might want to consider off market strategies also.
