Implement a majority rule where 1 partner cannot force a sale, but 2 partners can.

You just have to develop a system and implement it.  

As you mentioned non QM commercial loans are typically easier to qualify for where as conventional loans are more stringent yet less expensive. 

We are still pretty small but we know as we continue to expand and grow that the regulations may become more stringent for our company.

From my projections for the Leominster implementation, it seems that there will still be a pretty wide spread between the increased gross rents less the additional expenses, but we shall see!

One is to vacate my current house, rent it out, and implement my unused VA loan to house hack a new property.

I will look into DSCR and then see if it makes sense to implement when I'm ready to scale. 

So nice goal by everyone, but often in reality very difficult to implement.
