Down the line 50/50 would be an ideal split.

Ideally, we would 1031 exchange it into a multifamily BRRRR opportunity (5+ units = commercial loan).

However, if the property is in fact a cash-flowing deal, you ideally want the asset to pay for itself over time.

I'm personally "settling" for a 30% CoC and ideally wanting 50% CoC, although very hard to find in todays market.

I'd ideally like to get a jumbo for some of the houses I'm looking at, but not sure if that would prevent me from renting them out.
