I would think that each situation is different though and these people seem to be ideal tenants otherwise.

The project manager at your local HfH Restore does not seem to be an ideal resource.

Our goal is to operate as a professional business, so ideally, we would like to make the following changes:-Have a company name, so that I can be “Jesse with ____ Properties,” rather than Jesse the owner and landlord-Have a business phone line (google voice)-Use a PO Box.

Exterior venting as others noted, is ideal and preferred.

And my experience is these folks know more than most locals I deal with. 

And ideally choose only Standard sale comps that have been rehabbed or were sold in good condition.So how do I identify if a comparable was a Standard Sale or not?

You want your tenants to ideally see you drive a vanilla car and think you are a small time landlord with few assets.

But ideally make sure you can do it with minimal debt.

If you found yourself with one that isn't ideal, move on and find the best one you can, but be sure to STICK with the best one.The important thing is to not "two time" with agents at the same time.
