Now, with the market pretty hot, it's a lot tougher to find those deals & flipping might be the way to go.I have pretty solid income from my job, so luckily, I don't need to live off my real estate investments.

The market here is really hot and all the future metrics for population/industry growth are really good, but it is definitely a sellers market right now.

If so, you might do well.If to don't fit these realms in business society, may I suggest you begin in residential real estate, because those in a busy commercial office don't have time to burp newbies that simply have ambitions, being hot shots in their own minds.

Some deals will go like hot cakes, and others I scoop up with no competition.

The most expensive thing we have to do is install a new hot water heater.

If you can find a smoking hot deal, WHY give it away.

I know you have done them around the country but oddly never in Memphis considering how hot it has been since forever !! 

The market in Atlanta for multi's does seem very hot.

I got a hot lead by driving for dollars and am meeting with her this Tuesday.
