No sense taking on a large renovation project this early in the game or limiting yourself to only "turnkey" properties where the flipper is guaranteed to make at least $10k on the deal...What's wrong with buying a nice little old lady house?

@Lauren Kormylo I told the cleaning lady to wipe the walls in master bed with bleach, and next day I came the smell was gone.  

They are guaranteed to be in this location for more then a year.On another hand i have a single lady with a cat that is really interested.  

Guys and ladies, to reiterate the last thing you want to do in 2023 and may be in 2024 is to be taking mortgage from any lending institution.
