We'd probably rent it out for 20-25 years then live in it half of the year when we retire.

I believe you have up to 3 or so inches.

I'm in the process of doing this myself with a SFH (townhome) I plan on making the half bath in the basement a full bath and rent out the basement and atleast one room on the upper level to cashflow.

Yeah its crazy when you see half way across the country you can buy a board-up house for so much less but how do you manage something like that on your first property from halfway across the country with zero experience?
