I'm not sure Jay.. it seems like every time I go to Vegas, my net worth drops by $2-3K ;) Never been an issue with me as I don't gamble.. but I have had a few dinners for 4 that were 2k  LOL.. cheap food and Vegas is a thing WAY in the past.. now its as expensive if not more than any place in the country or world.. at least the celebrity chef type places at the major Casino's.I went into one fish restaurant they have this great display of dead fish and there is a price tag by the fish I thought that was price PER fish turned out to be price per pound.. so my 68 dollar snapper was 4 pds and I paid 300 bucks for one fish..

You MUST hire someone else to pull the permit for the legal entity...and usually, there is an upcharge by the contractor for this process.Just some food for thought....

***Food for thought: if you want to grow in the future using house hacking and eventually buy a duplex, tri, or quad, you might want to consider starting with a multifamily as your first purchase b/c, when applying in the future for owner occupied loans, you'll have to convince the mortgage company that you will indeed owner occupy and they're skeptical about borrowers that are going from single family houses to multifamily houses.

Listen to podcast or watch or listen to YouTube about building a distressed sellers list Remember not everyone is an expert so take advice with a grain of saltStart creating your list on excel if you take it to the next level you can upload your list to a skip tracer and Call the owners directly Scrub you list for equity Sometimes a house boarded by the city is just a soon to be foreclosure that may or may not fit your criteria Get a company to mail for you once your list is larger than you can handle.
