At the time of lease signing they would give a check (usually like a cashier's check) for 1 full month's rent ($1000 in your example) and then the pro-rated amount would be due on the first of the month with every succeeding month being the full rent.For my own investing I usually look at it on a case-by-case basis.

if its too good to be true it probably is. i never do any of these programs. anyone that sets a timeline on real-estate success is not genuine, there are so many circumstances for each individual investor that determine that trajectory.the only person making a good investment in 3-6 mos is the guys taking your checks.

Old apartments (maybe 1920s), some new infill, certain areas had major drug problems (check with Stockton Police on this, I just avoid area; I looked at apartments there but found that few had any parking for residents) Now there are new developments south of downtown near the airport (Hwy 99 side; east) and on I-5 side (west).

Biggest take away is finding a location or a property that you can run the numbers on any renovation or market to check future ARV/equity.You want to have equity built up in the shortest amount of time to try and refinance to take cash out or take out a Heloc.
