I've scoured the web trying to find Utah-specific information on this, especially issues relating to self-reporting, but can't find a thing.Can anyone on here point me in the right direction?

So far it’s not entirely complicated, but there are definitely gaps in my understanding and it’s difficult to get the proper info from just web searching.I work a Full time (60 hours a week) job, but believe that I can still put in the proper due diligence and make good investments.

Hubby is 65 and basically decided to retire (with no retirement savings) and I'm 55 and work as a contract web designer/developer. 

Communication is fundamental to success as well.

I've studied a ton of different vehicles, and my current thought is to start in small multi-families (duplex, triplex, etc.) and build up from there to learn the fundamentals as I have no background in RE aside from the studying I've done.

Web searching lead us further  into sketchy unanswered territory how the individual passed.   

Not knowing the fundamentals of real estate yet3.

Many new investors get wrapped up inn the Hype without a fundamental understanding of risk and how to analyze a deal.

I don't anticipate a crash or even a sustained drop however, as the market fundamentals are sound: increased job and population growth combined with limited supply will continue driving prices up over time.
