Thanks in advance, this is driving me nuts.

On the other hand I have a friend that has a wife of 60+ years, a paid for home, kids and grand kids that visit him all the time, hunts and fishes whenever he wants, never made more than $40K a year and doesn't really want for anything.

The prices are nuts frankly buying on the future that rents will keep increasing at an above average historical pace.

I have bought and sold everything from high end imported automobiles to a veterinary hospital to fishing gear and fishing boats.  

If you have a ton of rentals you could consider segregating them into different LLCs, but I wouldn't go nuts with it.

Until both of these take a hit this market will continue to go nuts.

I'm posting this to kinda fish for a mentor.

All I know for sure is that one of the wealthiest counties in the United States decades behind the average.So, all that said, is there anyone out there who has cracked this particular nut?

Perhaps in SFR's it's OK to put a little more on renos in order to attract better quality tenants,and from what I hear on BP, these tenants seem to take better care of the property.I used to go nuts on my rentals also using expensive upgrades.
