I had a realtor tell me years ago you can't even do a new appraisal until you hit 6 months (I had a home I sold that someone offered my list price at, then the appraisal came in 6k under listing, so they couldn't get financing from a bank, and the realtor told me you couldn't resubmit once the appraisal was done without going through submitting that the appraisal was inaccurate.)Does anyone have a government reference on how long you have to wait before you get a reappraisal?

We also have to take continuing education federally as well as in certain states we are licensed in.Hopefully this answers your questions.

Or you can ask for the Schedule E (not that you'd get it) as most people would be more reluctant to fudge numbers for the government.

If you decide to go out of state make sure it is a good market with low property taxes and a investor friendly government! 

i do not know if you have read any books by Robert Kyosaki, like Rich Dad Poor Dad, and realize just about all grade schools taught us the wrong things, government ********, and brainwashing we were given instead of things that really mattered.  

A few days later the seller goes back to the original attorney and say there will be no credit towards the repairs because it is an as-is contract , but on the contract the seller checks off they have no knowledge of any city or Government violations, and "MY" attorney seems to be just fine with not providing a credit, the "MY" R.E estate also say this is an as-is sale with a rehab loan .So what am I suppose to do when everybody sides with the seller.

I lived in a neighborhood of attorneys and judges; state, local and federal so nothing like that impresses me anymore.
