It appears your terms are fairly high to make the long term hold strategy work and typically hard money loans are shorter terms.

This means that anything that is for sale that people can afford (like condos) is still getting bought.And there is a construction boom in the city with near record level numbers of units under construction but the rate that we complete new units has been fairly stagnant.If this was Denver and house prices were going crazy you wouldn't say oh it must be foreign buyers, you'd say the economy is booming and prices are rising.

Denise, that credit score will go a very long way from a bank's perspective so kudos to you for getting it up that high, FIS (Fair Isaac Score) is a lender's number 1 determination for a qualified candidate, after that your income and debt to income ratio, payment history, employment status, etc. will go into play.

Brother and sister sold for 200k they owed 20% capital gain on 190k "carry over basis" if they would have waited their basis would be stepped up on date of death to the fair market value of property or 200k so they would owe no tax on the sale of the property.
