You generally always want the seller out at closing, but they may need the money from the sale to move, so delaying the closing may not help.Yes, you need to set up an agreement/lease but have a much larger hold back from escrow, say an extra $10k or so, above the one month rental.

I like your idea above with regards to the 10% extra management fee however in my experience this has a very very small likelihood of changing the PMs mind.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

I do not pay extra for the resign of a lease.

If I don't sell, I still have 60k to invest out of state but I'd have an extra $200/month.
