@Larry Fried I've looked into the crowdfunding methods and they are certainly attractive but the big negative, correct me if I'm wrong, is the lack of leverage meaning when you buy a property, you usually put 20% down and you are now capitalizing on an investment worth 4x the principle.

For us, a major red flag is when a customer wants to dictate means and methods to us.

The methods Brandon outlines do work though you may have to force yourself to think creatively.  

My question is is there a similar type of program or creative financing method I can use on a SFR?

In my wholesaling business if I haven't found a buyer using my own list/marketing methods, I'll do a flat fee listing on the MLS which will usually get it sold.  

That creates low NOI if you are using the BRRR method.

Up and thus don't allow for a great return just curious what methods are you using to locate properties currently here in Charlotte?

Is this the best method, or should we be getting fixed/firm quote for Labor, Materials and Timeline?

I've had pretty good success finding phone numbers with this free method.
