I’m out of town this week but would like to try it another week. 

I think that's what all dream about secretly - buy a delapitaed building in a bad area, but after they built the new shopping mall, highway etc it all turnes around and now we own a property in a really nice part of town.

I got a call today from a man who owns a vacant lot in small mountain town just minutes outside of Las Vegas who is several thousand dollars delinquent on his RE taxes. 

Commercial world lock in for a minimum of 5 years -some lenders are allowing 7 and I am exploring 1 that is a 10 / 1 arm very appealing to me personally2.)

Lots of out of state investors look to the larger metro areas but over look the small towns a half hour or 40 minuets out.

Look what is happening in Buffalo (my home town).

My Broker being the mad man he is, used my deal to bully the seller into giving my friends a good deal, so now we own the better part of a block.Right now I'm sitting on my property until the urban renewal project on my end of town brings up the property values a bit and hopefully I'll make a good profit and maybe find an investor interested in a a couple of duplexes when I go to make my next move. 

Youn Profeshonals etc.It’s nice to have less roofs but depends on the complex itself.Are the unit in walk -up building (up and down) or 2 story town house style.The second is often more in demand because they are larger.It is a low cap, but that’s Orland I guess...How much money do you need to spend per door to achieve higher cap?
