I think you should assure her that her privacy will not be violated, but you will periodically do inspections with advance notice to ensure smoke alarms, etc. are working.

Instead of using a template, I wrote a contract and then had it reviewed to ensure it was legal and did what I wanted it to.

Also you need to ensure that all of the "net proceeds to seller" at the closing of the initial property, is rolled into the exchange and not taken out being that you are taking on a greater debt.

You just have to ensure that the entity which will hold title to the property is the one which submitted the bid.
