If you are really busy with your career and family you do not want a headache property as the extra few percent isn't worth it.If you do not need the cash as much today and have high income then a mainly appreciation area with higher prices and the tax write down will be a good possible fit.If you need that cash flow to jump off to other properties and build up then you might choose a little but less desirable area with a mix of cash flow and appreciation.

I don't know about all hedge funds but the ones I work with are buying a mix of cash-flow and capital growth with very strict rules.
