Jon,I normally try to lock in good tenants as long as possible, and in exchange for an extended term (2 years+), offer them to lock in their rent for that period.

Also, buy some gold bars and take them to Germany and keep them locked away. p.s.

I'd lock it up.. try to wholesale it out at $100-$105K.

We offered on this deal an hour after it hit the market and locked it up the next day.

Someone just posted a FB post about this same thing- He literally wants to lock the thermostats or install a digital one so he can keep from from setting it below 68 becuase "There is no valid reason for any one to set it below that temp ever"This is the kind of thing that makes people assume landlords only care about money and not humans. 

It would sure stink to have them locked into the property at $1000 for another year if your intent was to raise the rent.Please note that you must give at least one month's rental period notice - so if your state requires a 30 day notice, that doesn't mean 30 calendar days, that means at least 30 days and including one rental period - typically one month. 

Early on, in a different industry, I'd have to fire someone and then I'd get an earful about how they didn't take lunch, they didn't charge me for this and that, etc.

I would love to have that locked down and be able to research the market where I know I'll be once I graduate, but right now I don't.

After I got it all rented I found out I am drastically undercharging on rents and locked in for at least a year on each one. 

I see spider webs on main door which indicates its been locked for a while.
