Kristopher Kyzar you are right, you would think they would want someone to help beautify the area instead of making it difficult.

To make it more difficult, this property was inherited so the property disclosure is blank and its an older home. built in 1920. 

Where we currently invest, we have strict Tenant/Landlord laws making it very difficult to increase rents and almost impossible to evict a tenant (even for the best of reasons!).

There aren't a lot of triplexes in the area so comps are difficult and there are only like 4 real estate agents.

Getting a license is not terribly difficult in most states.

in Huntsville, AL there are multiple offers on everything, if its not sold yet, its either land or the sellers are awful and difficult, or the buyers are awful and difficult- it can go both ways: someone goes under contract and submits 1,000 request for repairs OR a seller says they wanna sell, they don't and don't accept any offer.

When I marketed and rented an apartment 8 months ago, I found it more difficult to find qualified tenants, and ended up dropping rent 10-15%. 

It is really difficult to manage contractors and staff if you can't stop by the house.
