Also, we have no consumer debt, car loans, or student debt.

They are just far to speculative and all over the place with values for me to want to base a contract/option off of it.

I had previously read something like 48% of people travel with their pets, and I do believe it based on the amount of pet fees we collect. 

However its the same fact pattern as the larger developers who relied on pref equity or mezz debt and are now at a point where the clock continues to tick on those funds because they can't recapture on a refinance.

I just add that amount to the base rent in the lease. 

Many reputable general contractors have experience with city/township inspections and final inspections before you can sell your home; they can provide value based on experience with trades inspectors and providing more accurate estimates for project costs based on current market value of work per trade. 

I recommend looking into areas near economic bases - close to Nationwide Children’s Hospital, Ohio State Campus, New Albany, etc.

It is helpful that the base of the decision comes from how good of a deal it is - also forcing me to stick to my numbers and make sure it is a good deal before pulling the trigger.

There is no recorded lien, but that debt is attached to the title of the property and its based on not the sale price but assessed value (because of the passage of time since the death of the owner) and also based on WHO inherited.So, you buy a property at tax sale for $50k thinking you got a nice deal, BUT the heir to the property was a nephew and the assessed value is $200k.
