I recommend going to local real estate meetups, joining a mastermind group that is focused on what you're trying to achieve (it sounds like multifamily), and educating yourself DAILY using whatever medium you prefer (podcast, books, youtube, etc).

This would mean that you may have a house or even a new construction property to move into, but there might be highly limited or no restaurants nearby to eat at, no great shopping options, and limited access to the things you need daily such as gas stations, grocery stores, etc.

I was thinking a dishwasher, since the unit currently doesn't have one and it would save on my water bill in the long run while making their daily life significantly easier or even possibly offering a discount on the rent for the next month as a thank you for the cooperation while tons of contractors, inspectors and appraisers came in and out of the unit this past month. 4.)
