I recommend going to local real estate meetups, joining a mastermind group that is focused on what you're trying to achieve (it sounds like multifamily), and educating yourself DAILY using whatever medium you prefer (podcast, books, youtube, etc). 

This would mean that you may have a house or even a new construction property to move into, but there might be highly limited or no restaurants nearby to eat at, no great shopping options, and limited access to the things you need daily such as gas stations, grocery stores, etc. 

I am looking to raise the rent to $900, I did hear on the Biggerpockets Daily podcast episode 509 method that sounded like a nice way to go about the process without disrupting the life of the tenant too much.

Larger multifamily means more work and you can get bogged down in the daily management needs.

In the meantime, we (wife and I) are still saving and educating ourselves daily to be prepared when our time comes.

I'm learning daily. 

I'm a professional musician by trade, so needless to say, I am no stranger to diligent, daily work being required to earn and maintain something truly of value that will make you money. 

I was thinking a dishwasher, since the unit currently doesn't have one and it would save on my water bill in the long run while making their daily life significantly easier or even possibly offering a discount on the rent for the next month as a thank you for the cooperation while tons of contractors, inspectors and appraisers came in and out of the unit this past month. 4.)

But we all have dozens of properties we kick ourselves daily for not buying when we should have!
