I'm so intrigued by the idea of house hacking and want to take advantage of being able to use such little capital in order to get more and more properties under my belt, but I was wondering if anyone is out there having success given the current state of the market?

I'm currently looking at Beaumont but open to other areas. 

For the kitchen, it doesn't look like there is much to do there besides change the cabinets and the layout maybe with the way it currently is.

Are there any markets which currently do seem to have much better returns (looking to get a 4-10% cashflow + decent appreciation on a $500k-$1M property. open to short-term or long-term).3.

Currently, living room and dining room is one large space (open layout).
