We are in the convenience space and I see STRs (at least in Scottsdale) as being in the experience space.  

Vendors use to own the lot next door that currently has a convenience store.

The property I found is located in a popular neighborhood for STR and conveniently close to hospitals for MTR (travelling nurses would be my target tenant base).

Perhaps that will limit/slow down appreciation.This one stood out to me primarily because every room had its own bathroom making it more convenient and easier to rent out rooms, along with the fact it's extremely close to Cal State Dominguez Hills.Also just ~30 minutes away from downtown LA and easy access to the 91, 110, 405 freeways.

My thought process is that this would be a convenient way to sort properties according to the “2% Rule” (ratio of monthly rent to property value) or other metrics to easily narrow down property searches by city, zip code, etc.

Stacking cost is easier than value.I blame HGTV for that: the hero's make a risky choice, but the gamble pays off.

Another way to look at it is the convenience factor - are you already going to be home anyway and are not doing anything?  

we take two checks for a deposit (just for convenience)but treat it as one deposit when returned.

It's up to you if want the convenience of keeping one in the closet or renting when you need it.
