A Florida lawsuit (involving a convicted sex offender rather than a vicious dog) is being filed against the owners and managers of an apartment complex, claiming they could have prevented a tragedy if they had been on the ball.

And then there’s the added complexity that if the lender did have to foreclose on their collateral, they now own a fraction of an asset for which they have no control and no secondary market with which to sell.My guess is you are more likely to just find an unsecured signature line of credit.  

They are supposed to be great in the smaller markets I am not sure how they are for bigger complexes.  

Is the large apartment complex dead?

I know taxes are a bit more complex as Dual member...)Also, I have an LLC and own a property free & clear (which I do now) and do a cash out- can I take that cash as a draw for personal use / investing or is would that be co-mingling effectively negating the point of the LLC?

Once you have a few millions in the bank sue go buy a complex for passive income.

I don't blame them though - I can't imagine how many people come to brokers on a daily basis and say they are going raise money for a large complex. 

From what I've read, you should stay away from complex math.

The second one is a 4 bed 2 bath and I plan on renting it to college kids a room.Using the concept of apartment complexes and the way they are done, I will be renting out the rooms to either college kids or young professionals around the area.
