The IRA custodian I am planning to use is Real Trust IRA out of Washington state.Thanks for your insight.InderAs John said, number 2 might trigger the due on sales clause, but I've seen individuals do this and then deed the property over to a partnership before, so you should be OK.

Hello John, Thank you for your reply, yes two of the comps are on the same street and a third is on a similar street 1 mile south and with frontage on them as well, but with this in mind what would you consider an adequate discount for a busy street property If I were not able to find any recent sale comps (I keep the comps within sales of last 3 months, 200 to 300 sq ft of the subject property and like built properties).

It sounds like this guy is trying to make some money by providing information that you can freely access here on Bigger Pockets.If you have no cash for down payment and credit is not perfect then yes, wholesaling may be a great solution.Always, always double check with the folks here when paying any sort of money out-of-pocket for tutoring, coaches, classes, courses, etc.

Much of it is that the public isn't aware of brokerage relationships and John Q may talk to a dozen Realtors, the one due the commission will be the one on the contract as that becomes a formal and contractual relationship with the buyer.
