We are in NJ and the rentals seem to be mix of central AC and window units generally, but ours will be one of the nicest in a quickly appreciating market.I'm floundering with my PRO and CON list and need to make a quick decision! 

Making this decision cut basically everyone out of my life.

Where I think their place is is if you are completely hands off and have a pm take care of all decisions and management, especially for a larger multi. 

It seems that having closing occur at the US embassy may not be a viable option.My question is:  Is the requirement to have the closing done at the US embassy detected by state or federal regulation or it is some arbitrary decisions make up by the title company or closing attorney?

I don't regret that decision!

Still if we bought service contracts on each homes hvac system it would have been a bad financial decision versus actual repair and maintenance expenses.

I’m new to absolutely everything but I’ve made the decision to use real estate as my investment vehicle.

Just want to make sure I’m making a good decision.

The units are fully booked through May 2022 at this point and are financially a great deal based on the numbers for the next year.The main risk I am seeing is that the 5 year trends show that small town universities are shrinking in enrollment in general and there is a big move to online courses after Covid.I am looking for input from any experienced investors in the student housing market that can provide any additional insights into my decision. 

I’ll be honest it was a pretty shoot from the hip decision.
