Scan the MLS on your own and chase those.

If you're chasing equity, you don't have to be sophisticated to see that, for example, a property with a $30K first in an area of $200K+ properties has equity.

This will make me less of a prey for all those chasing quick buck.

I just called around to a bunch of local banks...not Wells Fargo, Bank of America, Chase, etc....I would ask if they had seasoning requirements, it took a few calls but I have found a couple banks who won't enforce seasoning requirements as long as the house appraises.

But money chases yield.

Large contractors will do more advertising and networking, but they are chasing bigger fish than you typically find on BiggerPockets.

Put the onus on the one providing the documentation instead of the one accepting the document to chase it back.Just my 2 cents and good luck with your business

Today I spoke to the officer who was on the scene - turns out the 911 call was from a woman whose boyfriend lives in the complex, and she called the police because of a drug deal gone bad, and she was being chased by 5 men with guns (I'm not making this up, but she probably was).She ran and hid by our condo, then called the police back to say the men were gone.
