As for the 2/1 unit There is a long term tenant (10+ years) that has a great relationship with the landlord (they seem to be friends as well) and has been paying rent on time ever since they have been there.

I paid for the renovations with cash and now since my credit is 2 points below I can’t get money out???!

Before you say 'you should have the money to get into a contract' I normally wouldn't be in this situation but I've just closed on a property that was all cash 2 weeks ago and a friend calls me on a property that's truly an amazing deal that I want to get into contract (has stable tenants renewing contracts above market, I can get for under market).

I have about $180k in equity in one of my investment properties and I have a nice amount of cash on hand and I have an idea that I would like your thoughts on.  

@Brent Warner I'm from Long Island myself and moved to Jax FL in 2020 and moved to Orlando about 9 months ago to be closer to my wife's family and some of my family thats also moved down.

I am fine for long term growth and don't mind working for the next 20-30 years to build a sustainable portfolio with no mortages on them as the end game plan.What would you do? 

Their lease term ended, they converted to a monthly rental, so they are only required to provide you with a 30-day notice.In the future, consider keeping tenants on a term lease.
