As long as the investor was good with the price you gave them, they won’t care that you are making money and most are actually happy that you are.  

After purchased and rehhabed total invested $213kThe current ARV is $225k I decided to rent the property long term rental contract  for 1 year, it will be expire next August 2025, current rent is $2,250 minus expenses, cash flow is $1,600 each month.   

Those costs do not include court fees and publication fees.Also known as Alabama note the borrower does have a redemption period so be careful not to go in and renovate the place during the redemption Period.

This is my first investment property, I plugged everything into my deal analysis calculator and it seems to be like a good deal but I want to ensure I don't have any surprises. 

And you need to weigh those pros and cons to make sure Section 8 investing is the right decision for you personally.

When all is said and done, if my $500 investment nets me anywhere from $200 to the possible $20,000, I'll be stoked.
