Unfortunately, we are purchasing a property in a new area with a new agent who does not seem to care whether we close this month on this property or in the future on another property, so we are not getting a lot of information from her.

There is a BIG difference between urgent and emergency.... but tenants aren't paying the bill, so they see everything as an emergencySo unless the unit will be damaged.... or you have to vacate the unit due to your safety or habitability, don't call an emergency contractor...it can be taken care of the next day or within a few days AFTER I approve it

My little brother was stabbed 4 times with me trying to put his ear back together as it was split in half and the bottom half of his ear flopping down the side of neck macking sure hes ok, trying to help my buddys from being stabbed themselves with no success findind out when the ambulance got there that my brother was on the brink of death by blood loss and friend being slashed but not being able to feel it because of the adrenaline or see it because his clothes were covering his cut while shaking off the brass knuckle hits to the back of my head, i was shook.

There are NO certifications required of an animal at all, the only verification you can do apparently is to the tenant's need, from the provider who cares for the tenant.

Finally made the jump and just bought our first vacation rental.My longtime girlfriend and I emptied out the account and put 60k down on an amazing 300k vacation rental near Bass Lake and Yosemite National Park.By conservative estimates, it should cash flow over $1,000 a month after ALL expenses.As I am still learning on the fly here, I am most interested in the next steps in acquiring the next property (and the next, and the next).The house should appreciate some throughout the year, and it is nearly turnkey as it was wonderfully taken care of by a family for 40 years, so we won't be adding too much value with remodeling.My main question to the BP community is "What's the best options to finance our next purchase of a rental property?".
